Does my house need roof ventilation?

Roof ventilation-problems

We get asked this question all the time, does my house really need roof ventilation?

The answer is yes!

Houses lacking proper ventilation are vulnerable to a variety of issues. These range from increased energy bills to structural problems.

First, it is important to clarify why a home needs to vent. Moisture, heat, and airborne pollutants are all found inside the home, an adequate ventilation supply – both intake and exhaust – will help to keep the air fresh, prevent excess moisture from collecting, and prevent dangerous effects occurring to your home.

Homes with improper ventilation will likely be victims of high energy bills, oftentimes without your knowledge. If there is not proper exhaust ventilation, hot air and humidity can stay trapped in the attic space. That trapped heat has nowhere to go and can lead to drastically higher temperatures in the attic versus the living space. Proper ventilation will help to keep the attic cooler, thus saving on air conditioning.

Improper ventilation can create serious problems for the structure of your home. In the wintertime, a lack of ventilation will mean that moisture becomes trapped in the attic, leading to the potential formation of ice dams. That excess moisture in the summertime absorbs into the decking of the home, leading to a warped surface. If left untreated – it can cause the plywood of your roof deck to delaminate, crack, and buckle. All of these problems will come to light the next time any roofing work is done. The photo below illustrates delaminating plywood from years of moisture and heat buildup.

If you are unsure if your home or business has enough ventilation, contact a licensed contractor. They will be able to provide you with a thorough inspection and help address any shortcomings you may have. A home’s ventilation is a complicated and nuanced subject and oftentimes the needs of one home differ from another. Always seek out professional advice to get a solution tailored to your situation.
